Rental property as an outright gift: Rental property such as condos, apartments, single family homes, office buildings, shopping plazas and other real property assets may be given as out right gifts at any time or as a bequest through a will or living trust. The donor would receive an income tax deduction during their lifetime or the asset value would be removed from the estate eliminating any potential estate tax on that asset. Rental property as a gift with income: Rental property such as condos, apartments, single family homes, office buildings, shopping plazas and other real property assets may be given to a charitable remainder unitrust and all of the capital gains tax on the appreciated value may be bypassed. This is great way to set up an income stream, save on taxes, eliminate property management headaches and make a significant gift that would benefit the Challenged Athletes Foundation in the future.
